Engaging with Pharmaceutical Customers: Navigating Changes Together

Published on

As a global leader in logistics real estate, Prologis partners daily with customers across a wide range of industries.

Over the past three years— from Chongqing, Jinan to Chengdu— we’ve hosted exclusive workshop in various cities, where we’ve engaged deeply with pharmaceutical companies to explore industry trends and shifting dynamics. Each in-depth dialogue with these customers provides valuable insights that help us stay aligned with industry’s evolution and grow alongside our customers.

Understanding Customers to Create Lasting Value

At Prologis, our customers are the core of everything we do. To our team, “customer centricity“ means truly understanding our customers’ business models, recognizing the changes reshaping their industries, and focusing on their critical needs such as supply chain efficiency, safety, and sustainability. Our role is to engage with them directly, share our insights and research, and explore how Prologis can support them in tackling their most pressing challenges.

On June 26, we hosted the workshop "Digital Transformation of Pharmaceutical Logistics" in Chengdu, bringing together representatives from over 50 pharmaceutical companies. The workshop focused on how logistics capabilities can evolve to stay competitive in the era defined by digital and omnichannel transformation.

In the pharmaceutical industry, there is no room for error. Whether handling vaccines, biologics, or prescription medications, the requirements for temperature, humidity, transport timelines, and regulatory compliance are extremely rigorous. Even minor lapses can disrupt healthcare delivery—or worse, endanger human lives.

That’s why we take our role seriously. At Prologis, we offer far more than warehouse space. We provide high-standard logistics space built to pharmaceutical standards of operation, aligned with regulatory frameworks, and empower the application of cutting-edge logistics technologies to improve supply chain performance.

Three Priorities: Compliance, Efficiency, Safety

At the Chengdu workshop, many customers spoke about the rising costs and stress resulting from increasingly stringent compliance requirements. As regulations tighten, every part of the pharmaceutical value chain—from production and distribution to sales and reimbursement—face heightened pressure. This makes digital and intelligent logistics infrastructure more essential than ever.

Prologis enables safe, efficient and compliant operation through our best-in-class logistics facilities. Globally, we support over 30 leading pharmaceutical companies across 14 countries leveraging our world leading logistics real estate network.

In China, we’ve built strong partnerships with more than 20 pharmaceutical companies of various scales. For example, at Prologis Nanjing Liuhe Logistics Center, 11 pharmaceutical companies are currently operating within the park—from top regional brands to leading online pharmacies—creating a dynamic and efficient pharmaceutical industry cluster.

Our properties are strategically located and built to stringent specifications, supporting customers with advanced environmental controls like temperature, humidity, and contamination prevention. Our dedicated teams can provide customized retrofitting for multi-temperature zones, helping customers quickly achieve GSP (Good Supply Practice) certification and build smart, compliant pharmaceutical logistics systems.

Partnership Is the Beginning, Not the End

Just two months ago, we entered into a new partnership in Chengdu with a leading state-owned pharmaceutical group—an extension of our long-standing collaboration that reflects the customer’s continued trust in Prologis. We delivered a tailored renovation for this customer, allowing for a seamless move-in experience and enabling them to quickly start serving the medical institutions in the regions.

At Prologis, our service doesn’t end when a lease agreement is signed— it truly begins when the customer moves in. Pharmaceutical customers, in particular, prioritize long-term operational stability. That’s why we maintain ongoing dialogue, staying attuned to their evolving demands and proactively offering solutions and optimizations as their businesses grow.

With 44 logistics centers across 24 core markets in China, and the largest logistics infrastructure network worldwide, we are uniquely positioned to support pharmaceutical companies’ domestic operations and global expansion alike.

Conclusion

Our continued engagement with pharmaceutical customers reinforces one profound truth: the fusion of intelligent technologies and modern logistics in this sector carries enormous responsibility—for life, for health, and for the communities we serve. As a trusted long-term partner, we are committed to a customer-centric approach. We are ready to collaborate closely with pharmaceutical companies to navigate changes, capture opportunities, and together build smarter, more resilient supply chains that fuel sustainable growth.
